Hi I’m Larry Oliver from IndianapolisRehabProperty.com. I’m going to show you five quick things you get in a rehab or a flipper should know.
Tip number one, painting home wood floors. Wood floors are very attractive when you set it in houses whether it’s a long term round or it’s a quick flip. People like to see wood floors; they\re very expensive to re-finish. If you can re-finish it in your budget it’s a great idea if you run out of time, energy, money or whatever the case is; just sand it down on old wood floor and paint it with a neutral color that goes along way.
Tip number two, everybody knows that kitchens are one of the most important elements of any property. A lot of people forget about how simple you use and you can deal with cabinets. Cabinets are a big deal; people always look at cabinets. One way you can make the grade on cabinets is don’t skip on the hardware. You can get cheaper cabinets and get nicer hardware and make it a lot better. Also, don’t forget about painting and/or re-finishing old cabinets. These cabinets are original at this house.
Tip number three, dormers or expansions of existing attics and roofs. Up above me you’ll see that we blew this roof out this did not used to be here and it’s added somewhere in the order of 800 square feet to our home. You can do this for the series of two small dormers, you can do one big wide on like that but it’s an inexpensive way to add a ton of square footage to a lot of old homes that have an attic that’s pretty much used as to put a lot of room.
Here we are in the additional dorm with a rebuilt on this house. We’re very capable of round and look how it allows you to put a bathroom or a walk-in closet and a beautiful master suite and otherwise unused area.
Tip number four, don’t scamp up windows not everybody in every project can afford what to do with those and every project but make sure the windows are at least functional and at least somewhat are similar. Windows with holes on wood that are need of paint or don’t open or not it’s approaching. You know perching on a resale market as well as it’s going to hurt you on the market. You will not fall flat or short on detonated programs, there are fully functional windows and as home owners there are really long and do not have to match with your basic windows because they look at it as very expensive. As you can see this window is functional—it moves up and down, folds down for easy cleaning and is a double home window. These are not very expensive. Make sure your window is functional. Easy to open and it will hold whenever your using your window.
Tip number four—as you’ll see this one second. Every floor in this project is a hard surfaced floor meaning you can use pre-existing wood floors that have been painted, tile as hard wool old flooring as well as all the little spaces. The thing about hard flooring is it’s if it’s your rehabbing a floor and you wait for investors or you’re going to wrench it yourself—you’ll have a much better longevity with hard flooring, soft flooring like carpets and things. You have room in just about everything in here and it will have a long shelf life also with the thing about this stuff is over time you can learn how and it is easier to install a most hard flooring. And number two is for the wire since a new user the hard floors a whole lot cleaner and newer to that a bit when a carpet is in a house that you buy and you need to have a brand new home, you do not have a fluid for it. And just been laying there or it’s been there for ten years and just been well taken cared off either and so the hard floors given about to the hard floors that is need tightening. And probably been redone as well as going to increase their resale value and lower their home work cost because they want to replace the flooring so hard floors should be kept.
