Hi, this is Dan White with RealEstateWebMarketing101.com bringing you another real estate marketing tool. So today, we are talking about how you as a real estate agent can use home valuation sites to generate more listings and maximize your local exposure as a listing agent.
As you may know, more and more Internet consumers are turning to the web to discover how much their home is worth. With sites such as Zillow, HouseValues.com, RealEstateABC and others. Home service are finding multiple ways to obtain accurate market data for the neighborhoods and resale value of their homes. And keeping this information in mind, I want to tell you about a site that I came across in my search for home valuations which is Cyberhomes.
Now Cyberhomes is interesting because it allows you and your customers to quickly and conveniently, search for an estimation of the market value of many homes. Cyberhomes has over 100 million searchable property records. It values homes based on tax information and comparable sales. Let me show you.
So if this is your first visit to the Cyberhomes site, start by clicking the Monitor Your Home's Value tab. Once you've done this, you type in the address, city and state and then click Search. I am typing in the exact address for a home in Winter Park, Florida but I am blurring out the address to protect the home owner's privacy. And then just click Search and the homes information is detailed out on the next screen.
So here again I have just blurred out the address on the screen. Now you have the market estimate for the home you have just searched for. Also some other facts including the estimate price range, the number of bedrooms and bathrooms and the amount of living area, just to name a few.
Scroll down to dive into some gross evaluation data showing changes overtime. For example, Median Market Price for Comparable Homes, Median Price By Living Area and Median Price per Bedroom. Jump over to the right and now at your disposal will be a map of the neighborhood.
Here you can click on other homes in the area and get similar data.
Cyberhomes gives real estate agents the option of creating a free account giving you additional benefits. On the upper right-hand corner of the screen, click Sign up to create your free account. Just fill out the form with a nick name, your email address and a password that you are choosing. With this account, you'll be able to compare multiple homes, check changes of the homes you are monitoring and add Smart Frame to your website.
Smart Frame is a free service where Cyberhomes allows you to offer home valuations within your own website. Your Smart Frame can even be customized to your market area. Using Smart Frame, your website can provide valuable information to home buyers and sellers in your targeted areas. This keeps them on your website longer and gives you a better chance of landing them as customers. And really, Smart Frame is easy to implement.
Here, as an example we have implemented Cyberhomes Smart Frame on RealEstateWebMarketing101.com. You can see that we have embedded the Cyberhomes Smart Frame into RealEstateWebMarketing101.com and it is very easy for you to do with your website as well. When I created my Smart Frame, I targeted Winter Park, Florida, so when a user visits the Smart Frame on RealEstateWebMarketing101.com, they will find home results with a market estimate for homes in the targeted area.
It can be useful to have information about homes in your targeted area keyed up even before your potential clients get to your site.
Before we end, I also wanted to mention Cyberhomes is pushing another new service called Local Ads. Local Ads allow you to embed your ads into searches on the Cyberhomes website. I have searched in a few different zip codes and do not find many agents using this service. With that said, it may still be were testing local ads in your zip code at $59 per month. You don't even need your own website to use Cyberhomes' Local Ads. So it can be a nice feature for those agents who don't have websites.
So now let's go back in Review. So you can see that the solutions the Cyberhomes has to offer can mix with other solutions you may already have.
