Interviewer: Bathrooms can be a real problem area James, what have you found?
Interviewee: One of the areas we consistently find problems shower or in a bath tub surround, ceramic tile once particularly and this is because of moisture penetration through the tile grout around windows you can see the crack in the grout which allows for water penetration and especially with windows end because it is a very vulnerable area. The water tends to sit on top of them. One of the things we used to check for it is a moisture meter.
Interviewer: Great, look at the reading
Interviewee: Consider we are getting a high reading indicating that there is water getting in behind these tiles. So, part of our planning inspection involves identifying the location of the main water shutoff. In this case, it is located here and the type of material and size of the water line coming in, in this case it is three quarter inch copper.
Interviewer: Right, that is right underneath to find entry Joyce system here and not the easiest thing to find. And I have always suggested to home owners always draw a map of where the electric services and where the water shutoff and put it on the inside of your kitchen cabinet doors. That way, you are always looking at it and you are always in mind if there is ever a problem. And know where you are going to shut that off.
Interviewee: Yes, good suggestion and do not store all your suit cases and everything else in front of it where you cannot get out.
Interviewer: Right. Well, after three hours James what a comprehensive report you got everything in here include the kitchen sink.
Interviewee: We try and tell you as much as we can about the house.
Interviewer: I can certainly see that a beautiful report, all done up when I heard back. Tell me now, what happens after I have gone over the report with the real tourist as well as the potential owners, can they call you?
Interviewee: If you have questions about the report or questions after you moved in to the house, we will then answer them for you.
