Danny: Hi! This is Dan Eason with energizedseller.com. Today, we’re doing our lightning round 90 seconds with Cindy Bryant a popular home stager from Houston, Texas. Well, Cindy let's get right through it, today you're going to tell us five things home buyers want to see when looking at a vacant home is that correct?
Cindy Bryant: That’s right Dan, the first one is the livability of a home that’s how the space will be used. The second one is the functionality of a home, that’s how the flow of the home will be. The third one is the use of space, that’s how the furniture will be placed and the fourth one is they want the envision a lifestyle, much like you see when you go into the model home. The fifth one would be they want to be emotionally connected to a house, they want to feel welcome and inviting.
Danny: Okay, well those are great, you know I love statistics can you share any statistics with us?
Cindy Bryant: Sure, in 2008 the National Association of Realtors stated 87% of buyers first use the internet to search for home. That means that, if you’ve got a vacant home, they're going to bypass your home and go to one that is lived in or staged. Also, according to the Real Estate Staging Association, vacant homes stay of the market 190 days versus 28 days when staged. That’s 85% less time on the market.
Danny: Well, that’s certainly good proof that it works. Well, I’ll tell you what, can you give us a success story that you had recently.
Cindy Bryant: I had a client that was selling again, some foreclosures and he sold this house in 30 days after it was staged.
Danny: Well, I know he did a good job, how about a final thought for us.
Cindy Bryant: I went to vacant homes, send the message to buyers that the seller could possibly be desperate or needs to sell fast and that would make the buyer offer a lowball number.
