First of all, make sure your financing is in place, talk to a licensed real estate professional, your accountant, and your lawyer to make sure that your mortgage money is all pre approved then start looking at properties.
Listen to your real estate agent, they will have ideas about areas to look at and also be able to talk to you about the two important things to remember in this particular age, erosion and global warming. The house that is perched right on the beach that looks perfect today could be under water in a couple of years. The house that is up on the cliff that has a wonderful view, that cliff could be eroding a few feet a year and you will be in trouble in a very short period of time.
We know people today, who are buying properties that are on a cliff, but have bought a lot nearby a block and a half away and when need must, they will move the house to the lot. Know the local regulations and the codes; be sure to ask about insurance because costal insurance has risen dramatically in just the last couple of years.
Are you going to be renting? Ask your real estate agent and find out if you can get good rentals to find out and balance what the rental is going to be and balance the time that you want to use the property yourself.
Are you going to be retiring? Make sure that the house is on one level if possible and has universal design, which means that the doorways are big enough to accommodate a wheel chair or a walker comfortably.
