I'm sure everybody would agree that considering the current market conditions, the road to selling your home can seem quit long and bumpy. However, don’t be discouraged whatever your reasons for needing to sell at this point. There are areas that you can focus to make sure that your home competes well and get sold as soon as possible.
Take a good look at those three components; the first would be price, the second, product and the third, promotion. The first one we’re going to take a look at which I feel is the most important as well is pricing. Pricing can be a complex part of it, you not only need to taken new account similar homes in your area that have sold in the pass but you also need to look at the direction of the market and your current inventory when pricing your home. After all, you want to make sure you price your home competitively because buyers are looking at your house and competition was a great number of other properties today. So pricing your home too high will pretty much a guarantee that you’re going to help one of these other home sell, instead of helping your own home sell. So do yourself a favor and place every intention on pricing your home properly and aggressively in this market.
Second thing we want to take a look at is preparing your home for market. You want to make sure that your home is always prepared to show at all times if possible. You don’t want to wait turn away buyers with the 24 or 48 hours notice to see you home which means keeping your home and show condition at almost all times. And it doesn’t take a lot to do that just keeping the house tidy, getting rid a lot of clutter, a lot of personal items that aren’t necessary. You want to make sure that your home shows better and delivers a perception of value to the home buyer.
Third, of course that we’re going to look at is marketing. And especially considering that 84% or more home buyers start their search online that is a critical part of any agents marketing program. I'm going to take and make sure that you’re listening as indicated naturally the MLS will syndicate to realtor.com and few other websites, but that’s not enough and to make sure that your home is being syndicated to numerous online portals for home searches and make sure you get the maximum exposure.
Of course, along with that you want to make sure that there are plenty of pictures at least the dozen and also a virtual tour almost every person looking at the home online expects numerous pictures and is more likely view a listing with the virtual tour. In addition to internet marketing, you also want to touch on open houses, direct marketing and newspapers while these only comprise of 1% to 2% of the home sold as compared to a agents and internet marketing, it is a necessary piece that should be addressed.
And finally the one that’s overlooked many times is the actual marketing to the agents themselves. Yes, a listing will going to the multi list and the agency can see them there but with a large number of listings that hit the market everyday in today’s market is imperative that your agent notifies other agents that of your home being on the market not necessarily right off the bat, but within a few weeks been hitting the market, make sure it’s fresh in there minds. Whether that’s addressed through email marketing or direct mail is irrelevant, but just so that it's done. And what does all this boil down to is making sure that they get in front of the buyers that are out there that they have your home in mind. And they want to go out there and see it and to select yours over somebody else’s.
Of course another small important part of the home selling process is negotiations. The essence great that you’ve got a buyer and they’re interested and they put an offer in. But ultimately, you want to make sure you get the most amount of money for your home without killing the deal and that’s another critical area of an agent’s job. So, and ultimately the plan is get your home sold the least amount of time for the most amount of money and the least amount of stress.
