Any contractor or builder should be licensed and fully insured. Ask for documentation, it’s your right, it’s your home. And good contractors will have references, many times they’ll show you pictures before and after then you will know what to expect. How to prevent losses from incomplete or incompetent work? You have a right to a construction bond; this will protect you against financial losses from an abandon project, unnecessary delays or unfinished work. Pay schedules, some State Licensing Board will tell you with the maximum legal allowable deposit for work is. You shouldn’t exceed this amount; really it’s for your protection. In case the contractor never shows up again.
In many States the standard deposits is 10% of the total contract or $1000, whichever is less. Check with your local State Licensing Board.
