A.D. Kessler: We’ve learned that one of the keys that you need to know is learn the market, learn what the market, that’s got to be involved doesn’t it?
Scott Britton: It is, well, it is and isn't. There are shortcuts to everything and the quickest shortcut is to learn your buyers. We’re using A.D as an example of our investor that we’re going to take your house that we’re putting under contract, he’s actually going to close that. We are going to pick up a little small profit in the middle.
So, A.D already knows the market, so what I want to know is what A.D’s looking for. And I want to know what his perception of the market is. So that’s one approach to it, so that’s very easy to find out because, I really want to establish this relationship with A.D and it’s a business relationship. What do you looking for? You know where have you bought property in the past? Under what price and terms? What do you consider a good deal? You know those types of things I want to sit down and find out something about A.D and his track record. What have been bought, some would buy again, if he’s been happy with it. What have been some of his good deals? What have been some of his bad deals?
And so, I want to learn the market through A.D’s eyes, that’s number one. And then I want to roll into the market through the say the multiple listing service which represents a picture maybe not a complete picture but it does represent a broad picture of the market.
