Alex Fees: I'm Alex Fees on sbtv.com we are coming to you from Denver, Colorado site of a small business guru conference hosted by Michael Gerber. This conference, the title of this conference is exploring the E-Myth and now joining me here now is Dave Zaclaven, Zaclaven how did I do.
Dave Zaclaven: Great.
Alex Fees: All right, Dave so what are you the owner or founder Dave what?
Dave Zaclaven: I'm the owner.
Alex Fees: Of a company known as ROI Properties at Parker, Colorado. Now Dave before we get to you let me refer to a couple of quotes from Michael Gerber this morning, among many other things Gerber says “There is nothing more tragic than seeing an old person still working in their business and were here to talked about the opposite of everything you have every learned about business”. Wow, that are some provocative statements there, Dave tell me about RIO Properties this real estate.
Dave Zaclaven: It is real-estate, yeah. I'm a licensed real-estate agent and I'm hanging my license under the key real stick rule.
Alex Fees: Okay, what makes RIO Properties unique?
Dave Zaclaven: Well I think the biggest thing is I came in from a financial and I build homes and came in from the high-tech industry.
Alex Fees: Really.
Dave Zaclaven: So I approach real estate a little bit differently, I kind of a new parameters of real estate and I come in as a consultant and interpretive matter in negotiation because those are the greatest things that I can get my clients whether buying or selling.
Alex Fees: They’ve kind of a Parker, Colorado kind of a hot then I’m guessing for real-estate here in this part of the country. Do you have clients all through out the area or what?
Dave Zaclaven: Well in the last year I have closed properties in Port Collins, Denver area, Burton, Parker and Collins Rings. So some of the investment properties I mean this people buying to live or selling.
Alex Fees: Yeah, how long have you’ve been the owner and CEO of RIO Properties?
Dave Zaclaven: Four years.
Alex Fees: Four years, what about prior to that? What about Dave Zaclaven’s life before that?
Dave Zaclaven: Oh, my, that was essentially what I did is I was a nerd being counter.
Alex Fees: Really.
Dave Zaclaven: Yeah, so I did a counting software consulting and in helping people develop and implement accounting software. So this was a real stretch for me to go to real-estate but.
Alex Fees: What a talk, talking about your Michael Gerber experience were you familiar with him before you came here to Denver, Colorado?
Dave Zaclaven: I did actually Michael Gerber book the E-Myth before the revisit I was the first business book I ever read.
Alex Fees: Really.
Dave Zaclaven: Back in about 87 to 88 time frame and just changed my life. So I was so excited to be able to meet Michael Gerber and be here.
Alex Fees: And how are you able to use some of Gerber’s Philosophies and pre-steps in launching your own business?
Dave Zaclaven: Well not many people in the real estate business use this principles, I have merely have developed processes and systems for marketing to generating leads, to taking it properties using the internet and those type of things that are very systematic, that vary also scaleable through where other people can use them.
Alex Fees: And that’s what Gerber says that “Selling is a system and business is a system” you’ve been able to find that to be the case when it comes to real-estate.
Dave Zaclaven: Oh, most definitely and as they said most people think of it but there is a lot of systems that need to be developed or you're just feeling busy, busy, busy and cut up you know in a rather working on your business of working minutes.
