How does your mortgage decision relate to availability? Jeff Thomas: Availability really means how much money you can afford, not how much money you want to pay each month or how much home you can purchase but, how much you can afford and by doing that we can take your income. We can take how much money you have for a down payment and we can say that you can afford “x” number of house. We might remove one of those components and see if you can still afford that and then we can say okay what you do with that money that you’re not putting into your house. So really availability tells us how much money you have available to buy a home.
